Commercial construction operates on a different timeline than residential projects. Understanding the phases helps set realistic expectations for your business.
Pre-Construction Phase
Before a shovel hits the ground, there's significant planning: architectural design, engineering, permitting, and bidding. This phase can take 2-6 months depending on project complexity and local permitting timelines.
Construction Phase
The actual build typically progresses through: site work, foundation, framing/structural, MEP rough-in, interior finishing, and exterior completion. A typical commercial build-out runs 4-12 months.
What Causes Delays?
The most common delays in commercial construction are: permitting backlogs, weather events, material supply chain issues, and change orders. Working with an experienced GC who plans for contingencies can minimize these impacts.
